Mid-Terrace House, Dalston E8

Defects discovered

This four-storey mid-terrace house from around 1880 in Dalston showed some red flags. There was dampness evident inside, and the external boundary walls were deteriorating. The dormer cladding had rotted because water had gotten in, and the flat roof is now past its useful life—it needs to be replaced to keep the house protected against the weather and maintain its structure.

Defects discovered

During our inspection of a mid-terrace house in Wanstead, E11 (built circa 1910), we identified signs of structural movement. The ground floor walls showed damp patches, and a leak from the upper floor had damaged the ceilings. The boundary fences were deteriorating, the dormer extension’s felt roof had aged significantly, and the external timber joinery was in need of repair.

A mid-terrace house in Forest Gate, E7 (circa 1910) showed structural movement at the front elevation wall, with evidence of past cracking that had since closed. Internally, the floors were noticeably uneven, and internal wall cracks mirrored the external movement. Dampness was also present, along with signs of moisture-related condensation issues.

Mid-Terrace House, Walthamstow E17

Defects discovered

Inspecting a mid-terrace house in Walthamstow, E17 (circa 1895), we discovered an unsupported chimney breast within the roof void, which posed a structural concern. Internal walls showed signs of dampness, and the external render on the rear elevation was in poor condition. Several windows were also inoperable due to broken sash cords.

Mid-Terrace House, Tottenham N17

Defects discovered

During our inspection of a mid-terrace house in Tottenham, N17 (circa 1880), we found several roofing issues, including broken tiles and deteriorated mortar flashing, both of which were causing persistent leaks. Faulty drains and waste pipes were worsening the damp problems throughout the property. The chimney stack also had cracked mortar, and inside the house, condensation buildup was evident.

Converted Ground and Lower Ground Floor Flat, Islington N1

Defects discovered

In Islington, N1, we inspected a converted ground and lower ground floor flat (circa 1840). The lower ground floor walls showed clear signs of dampness, and the flat roof had deteriorated over time. Vegetation growth was found in the vaulted areas, while externally, several double-glazed windows were misted, indicating seal failure.
